Basic Interior Inspection:
• Run the dishwasher(monthly)
• Physical room-by-room inspection.
• Make sure all doors and windows are closed, securely locked, and in good working condition.
• Remove all mail, phone books, and flyers debris on walkways and porches and forward appropriate mail.
• Check air conditioner/heating settings on thermostat and make sure all are in working order. Set thermostat to client’s seasonal preference.
• Check lights & replace burnt out bulbs as necessary.
• Check and reset security system if needed.
• Act as your local point of contact for security alarm service.
• Check toilet supply lines and run water in all sinks, tubs, showers and toilets to keep traps filled.
• Visually inspect water service and all interior taps and faucets for leakage.
• Check under sink and vanity for plumbing leaks.
• Dispose of deceased bugs and insects.
• Check refrigerator sustainability and inspect ice maker in freezer.
• Check for pest problems.
• Check floors, walls, ceilings for signs of water damage or leaks.
• Check hot water heater.
• Check phones for dial tones.
• Check for running toilets.
• Check for unusual odors and initiate corrective actions if found.
• Electrical service panel will be inspected for tripped breakers caused by power surges and re-set.
• Provide immediate emergency call services.
• Send inspection / verification reports, and digital photographs when appropriate, via e-mail to property owner.

Basic Exterior Inspections:
• Exterior walk around / check (stucco cracks, paint problems, bulkheads, or visible roof damage.)
• Check windows for leaks and faulty weather stripping.
• Check for vandalism, storm damage or forced entry.
• Check soffit & fascia for any mold or mildew issues.
• Check gutters for clear drainage. (Additional charge if work performed)
• Check for any broken or ruptured irrigation lines.
• Pool and spa maintenance check.
• Check for properly maintained lawn care, erosion problems, or drainage issues.
• Make sure all gates and out-buildings are locked.
• Check screens and porch enclosures for tears or damage.
• Visually inspect condition of exterior A/C units.

                                       can help! For a moderate monthly fee, we can ensure you’re aware of the condition of your South Carolina home in your absence. Even the smallest leak can create mold growth that can cause serious damage to your home.

We will ensure that you are made aware if disaster strikes your home so that immediate action can take place in order to prevent costly repairs. A Monitoring Report will be e-mailed directly to you so that you can have peace of mind that your home is secure. During these visits, we check a multitude of items and provide basic maintenance services. Details of the visits are communicated to our clients to assure that:

(1) Everyone has an updated and documented status of the home and
(2) Our clients have continuous peace of mind regarding the care of their home.

If a problem is found by our staff, we will take the necessary precautions to stop the problem. Once we notify you of the issue, we will assist you in locating qualified professionals to do your repairs. This “quick response” procedure allows for minimal repair time and a quick recovery.
